Phase 1 or Pre-Pour Inspections
What I check for...
* I check the forms for level and square
* Are the cables and or rebar components properly installed.
* Are the pads and beams properly sized.
* Are the plumbing pipes properly protected from the cables and from direct contact with the concrete?
Phase 2 or Pre-Drywall inspections:
* Roof - damage or improper installation?
* Exterior sheathing for a proper drainage plane.
* Framing for a proper load path. All framing, draft stops and fire blocking should be properly installed.
* Windows and doors should be level, plumb and operate properly.
* Plumbing, Electrical and HVAC rough installations.
Phase 3 - Pre-Closing
Full home inspection from top to bottom. I test every outlet and fixture. I fill the sinks, flush every toilet 3 times. I test the tubs and the showers. I also use an Infrared camera to make sure all the AC grills have cold air blowing through them.

I make sure the post tension cables are properly installed and not damaged. Its also important that the forms are level and square. I also check to make sure the plumbing is properly protected, Unfortunately I often find that the forms are out of level and sometimes not square.

Pre-Drywall home inspection in Morrison Colorado
Phase 2 inspections need to be performed just before the brick or insulation is installed and especially before drywall in hung.
My focus on structural framing correctness helps prevent future issues that may show up over time. I check for sheathing problems that might cause water intrusion, electrical installation mistakes, HVAC installation problems & a proper plumbing top out.
(A top out is all the plumbing pipes inside the walls)
